Either for its own account or for its clients, the Principals of Inner Circle have arranged or procured more than $5 billion of capital for hospitality real estate. The majority of these funds have been for the most challenging type of asset to finance…high leverage of under-performing hotel assets. Management and Marketing
The company has developed an unprecedented track record with regard to property operations, dramatically increasing cash flow, profitability and value within the first twelve months of ownership. As an owner/operator, we have developed property management protocols designed to maximize the returns on our real estate portfolio.
The acquisition of under-performing or undervalued assets often requires renovation to improve the physical condition and reposition the property within the market. By internalizing this function we are able to monitor and control the entire process, from design and bids through completion of the project. The result is higher quality, lower cost and a shorter time frame, all of which translate into enhanced profitability and creation of value.
The decision to sell or refinance is usually difficult, requiring careful analysis of numerous, often unrelated variables. The ultimate realization of value is a function of being able to anticipate the market and either sell or refinance assets at the height of their profitability. Consideration of local and national real estate and capital markets will influence the timing of the transaction.
